What Am I Responsible For?

Tenants are responsible for general upkeep of the property as well as minimizing dangerous conditions at the home.


  • Pest Control:

    Schedule routine pest control as well as keep the home in a clean condition
  • Landscaping:

    • Cut and maintain grass
    • Replace broken sprinkler heads and maintain proper lawn watering
    • Keep weeds, leaves, snow and small tree branches removed and disposed of properly
    • Maintain Flower Beds and keep shrubs trimmed
  • Heat/Air:

    • Supply and change heating and air filters as needed. (Preferably once a month)
    • Keep furnace and air conditioner free of any trash or other debri
    • Do not allow pets to urinate or chew on AC unit
  • Preventative Maintenance:

    • Maintain and replace all light bulbs
    • Replace batteries for smoke and carbon monoxide alarms
  • Winterization:

    • Maintain minimum levels of heat to prevent freezing pipes and outdoor spigots
    • Turn off inside valves to outdoor spigots to prevent freezing in winter months
    • Removal of snow and ice
    • When outside temperatures drop below 32 degrees fahrenheit, turn heat to “on” position with a minimum of 60 degrees fahrenheit
  • Lockouts:

    We use smart locks by Kwikset. If locks or keys need to be replaced it will be at tenants expense. *For emergency lock changes contact a locksmith and provide the new key to the leasing office. If keys are not provided a lock change will be charged to tenant at move out.

What’s an Emergency Call?

If you are experiencing any of the following, please call our maintenance line immediately. Our maintenance team is ready to assist you 365 days a year.

  • Plumbing:

    • Burst or leaking pipes of any water supply line, spigot or shower head causing flooding to the premises (Includes water heaters and softeners)
    • Non functioning main water well system causing flood or non potable water
    • Main drain system backed up or causing an overflow of sewage into the home or yard
    • Clogged toilet. This is considered an emergency if the home only has one home and you are unable to remove clog
  • Heat/Air:

    Heating or cooling system is not functioning when the temperature is below 55 degrees and above 90 degrees
  • Electrical:

    Complete power failure in home causing blackout
  • Securing Property:

    Damage to external doors, locks or windows that render the property insecure
  • Gas:

    Any internal or external gas leaks on the property. Gas has a rotten egg smell and would typically come from appliances or major mechanicals
  • Structural:

    • Major storm or fire damage
    • Roof leaking (Please put something underneath to catch the water and minimize damage)
    • Tree fallen on home
    • Deck Damage causing swaying or potential collapse
    • Visible sub-floor damage that could potentially cause flooring collapse
